Our days follow the natural rhythm of the valley, shaped by a close-knit community and a shared responsibility to care for the land and for one another. Building at Hidden Valley
Building at Hidden Valley Eco Estate is guided by care for the land, thoughtful design, and shared responsibility. All homes must respond to the natural landscape, climate, and scale of the valley, with the aim of preserving open space, wildlife movement, and the quiet character of the estate.
Our formal building regulations seek to ensure a harmonious and environmentally sensitive footprint. Dwellings should be designed with our ecology, topography and climate top of mind, and considerate of privacy and unobstructed views for all. Our guidelines on building placements, height, and materials aim to minimise visual and ecological impact. Building plans are required and are subject to review and approval by the estate’s body corporate before construction begins.
Energy, Waste & Water
Hidden Valley Eco Estate is designed for responsible, off-grid living. All residents generate their own electricity through solar energy systems, supporting independence from municipal infrastructure and reducing environmental impact.
Water security is achieved through a combination of rainwater harvesting and the controlled abstraction of river water, managed with care to protect the Mooi River and the wider ecosystem. Together, these systems encourage mindful use and long-term resilience, reinforcing a way of living that respects the limits and capacity of our natural habitat while supporting a self-sufficient, connected community.
All sites need to install environmentally safe wastewater systems, ensuring that safe water is recycled through drains and soak pits. Burning or burying of inorganic waste is prohibited. Use of biodegradable detergents and composting of organic waste is strongly encouraged, and all residents are responsible for the safe disposal of their own non-biodegradable waste off site.
Governance & Stewardship
Hidden Valley Eco Estate is governed through a formal and transparent structure as a sectional title scheme. The Body Corporate, operating in terms of the Sectional Titles Schemes Management Act and the estate’s registered rules, is responsible for administration, financial management, and the oversight of communal land and shared infrastructure. The Sectional Title Scheme is registered and compliant with the requirements of the South African Community Scheme Ombuds Service (CSOS), and produces annual audited accounts for members’ review.
Trustees, elected by the owners, manage the day-to-day governance of the estate, including the enforcement of conduct rules and building codes. Environmental stewardship is central to all decision-making, ensuring that development, land use, and community living align with the estate’s long-term conservation goals.
While residents enjoy a high degree of independence, stewardship of the land and respect for the community are shared responsibilities. Clear governance supports a balanced approach to private living, collective care, and the long-term protection of Hidden Valley.
